N2  - By allocating real estate investments into the logistics sector, investors highly participate in the economic development of the respective country or city. However, the submarket is very cyclical and special economic influences – such as growing online trade and new logistic networks – affect the performance of the properties. Important parameters on the potential returns are found not only within the real estate market, but also within the global economy and the development of specific industries. This paper aims at examining factors affecting the performance of logistics properties.
Expected dependencies between macroeconomic factors and real estate economic indicators are examined for six major European logistics locations using econometric models, especially correlation and regression. Data series over a period of 25 years were used. The construction of an econometric model was an iterative process integrating both the statistical result and the economic causality.

N2  - Container sind nicht nur das bei weitem wichtigste Transportmittel für die allermeisten Waren, mit denen wir tagtäglich zu tun haben. Container sind, vielleicht wegen ihrer schlichten, klaren Ausdruckskraft, zu dem Symbol der Globalisierung geworden und vieler Phänomene, die man mit dieser Entwicklung in Zusammenhang bringt. Dabei handelt es sich um ein durch und durch ambivalentes Symbol. Container stehen genauso für die beeindruckende Dynamik des modernen Kapitalismus und den ihm trotz aller Krisen zugrunde liegenden Optimismus wie für die Ängste und Einwände dagegen; gegen die Indifferenz eines rein auf Optimierung ausgelegten logistischen Organisationshandelns und gegen die zwangsweise Annäherung und Angleichung ehedem entfernter Weltgegenden durch die exponentielle Vermehrung der Transport- und Kommunikationsvorgänge. Der Schwerpunkt der Arbeit liegt im 20. Jahrhundert. Sie untersucht die (Vor)Geschichte und Theorie des Containers als moderner Kulturtechnik und zentralem Bestandteil eines weltumspannenden logistischen Systems. Und sie zeigt ihn als Element eines Denkens und Organisationshandelns in modularen, beweglichen Raumeinheiten, das sich auch auf viele andere Bereiche außerhalb des Warentransports übertragen lässt. Dafür beschreibt und analysiert sie "Containersituationen" in so unterschiedlichen Feldern wie Handel und Transport, Architektur, Wissenschaften, Kunst und den sozialen Realitäten von Migranten und Seeleuten.
N2  - Containers are the most important transportation means for almost all our daily goods. In addition, maybe due to their plain, distinct expressiveness, containers have become the symbol of globalisation and many phenomena connected to this development. It is a thoroughly ambivalent symbol, though. On the one hand, containers represent the impressive dynamics of modern capitalism and its inherent optimism despite all crises. On the other hand, they stand for the anxieties and objections to developments closely connected to the current wave of globalisation, such as the indifference of logistical thinking aiming exclusively at optimising the organisation processes; or the enforced "neighborising" of formerly remote areas of the world as a result of the dramatically increasing numbers of transportation and communication acts. Concentrating on the 20th century, the dissertation evaluates (pre)history and theory of container and containerisation as a modern cultural technique and essential component of a worldwide logistic system. Furthermore, the container is depicted as core element of a principle to think, plan, and organize in modular, mobile units that may be applied to many areas outside the transportation of goods. "Container situations" are described and analysed in such diverse fields as commerce and transportation, architecture, sciences, art and the social environment of immigrants and sailors.
